The Torrens System was introduced in the Philippines within the bounds of the Land Registration Act 496, Cadastral Act 2259, which took effect on February 1, 1903, This law was amended and superseded by P.D. No. 1529, which took effect on June 11, 1978, otherwise known as the “Property Registration Decree”
Torrens Certificate of Title
A certificate of title is a mere evidence of ownership; it is not the title to the land itself as the concept of title is conceived under our Civil Law; “the certificate of title shall be a true copy of the decree of registration” (Sec. 39, P.D. 1529)
